The preliminary investigation is research into what is achievable on the site. It may involve research into what is possible through local government (council) or state government planning instruments. We, as your new home designers in Newcastle and Northern Beaches, also summarise all the applicable site-specific planning constraints into a reference document for our design process. This document is also made available to you for your information. The investigation also helps us anticipate what consultants and needed and when they are needed to be brought onboard. At the end of the investigation we will determine an application strategy that we think will have the greatest success of approval.
